🏠 HOUSE RULES & POLICIES
➼ Smoking Policy:
Absolutely no smoking anywhere on the property, especially indoors. Violations will result in a $300 fine plus $200–$400 in professional cleaning costs.
➼ Property Respect:
Please treat the property with care and respect. Clean up after yourselves, wash dishes, dispose of rubbish properly, and leave the apartment tidy upon checkout.
➼ Strictly No Parties, Loud Noise, or Events:
This is a residential building in a quiet neighborhood.
No parties, events, gatherings, or loud music are permitted at any time.
A noise monitoring device is installed on-site to ensure compliance.
Excessive noise, neighbor complaints, or violations of this rule will result in immediate eviction without refund and potential fines.
➼ Guest Limit:
Maximum occupancy is strictly enforced. Additional guests not listed in your booking will incur a $50 per person per night fee and may result in booking cancellation.
➼ Check-In/Check-Out Policy:
Standard check-in: 3:00 PM – 10:00 PM
Standard check-out: Before 10:00 AM
Late check-ins outside agreed times incur a $50–$100 callout fee.
Early check-in/late check-out requests are subject to availability and may incur additional charges.
➼ Key Responsibility:
Lost keys will incur a $250 replacement fee due to building security requirements. Keys must be kept secure and returned at checkout.
➼ Damage & Missing Items:
Any damage to furniture, fixtures, appliances, or missing items will be charged at replacement cost + a $50 handling fee. Please report any pre-existing damage immediately upon arrival.
➼ Utilities & Amenities:
Please be mindful of electricity and water usage. Do not leave the air conditioning, heating, or lights on when not in the apartment. Excessive utility use may result in additional charges.
➼ Building Rules:
Respect quiet hours (10:00 PM – 7:00 AM), use designated parking only, and follow all building regulations. CCTV security cameras operate in common areas.
➼ Age Requirement:
The primary booking guest must be 21+ years old and present throughout the stay.
➼ Compliance:
All guests must review and adhere to these rules. Non-compliance will result in immediate eviction without refund, and guests will be held liable for all costs, damages, replacements, and associated fees.
